When one of your apartments is vacant, it’s important to get someone in fast. The longer the apartment is empty the more money you give up in lost rent. But don’t be hasty and rush to hand over the keys to just anyone. Problem tenants are an even more serious problem than a vacancy.
The last thing you need is a couple of troublemakers damaging your apartment and causing problems with other tenants or neighbors. It’s just not worth all the hassle, isn’t it?

How do you prepare for a tenant background check?
- First of all, you should collect as much information from the tenant applicants as possible. You’ll definitely want to get their full details including their personal information like date of birth, and driver’s license number etc. The more information you can collect the better. Try to use tenant referencing services provided by many companies out there that would take out most of the burden from you.
- Have potential tenant complete and sign a standard rental application to provide personal and employment information and authorize the landlord to obtain a credit report and background checks.
- Obtain the applicant credit report through a Credit Reporting and Tenant Screening Agency.
- Do a thorough background check. Do call prior landlords. They are your best, most honest source for information regarding on your prospective tenant. Present landlords, wanting to get rid of bad tenants may not be most objective source for you.
After all it’s matter of the real estate you have, and it’s very important that you don’t let it go in wrong hands and repent later.
